New Ouseburn homes are flying up with help from innovative construction technique

As demand for new homes continues to grow, the construction industry is constantly seeking out new innovations in an effort to keep up. Down at our latest new build site in Ouseburn, the Tyneside team have embraced an increasingly popular method of construction to create seven stunning contemporary townhouses.

The Ropes is a luxury four-storey terrace of three-bedroom homes on St Lawrence Road, which will be ready for occupation in summer 2023.

Already, visitors to the site can enjoy spectacular views along the River Tyne from the higher floors. The finished houses will feature full height windows to the rear, with balconies at the ground and second floor levels.

Work on this site has progressed at such an impressive rate as the properties have been constructed using Structural Insulated Panels (SIPs).

SIPs have been in use in the construction industry for some time, but they are gaining popularity with new build sites due to the many advantages they have over traditional brick and block construction methods.

The panels are a simple but effective structure, comprising an injected core of high performance, Zero ODP rigid insulation, sandwiched between two structural facings of 15mm Oriented Strand Board (OSB), creating a thermally efficient airtight panel.

Tyneside Developments has been working with SIPS@Clays to deliver the project. The highly insulated panels are precision engineered to exact measurements by the Clays team in Skipton, North Yorkshire, before being delivered and assembled on site.

Off-site fabrication minimises waste, as well as reducing the number of deliveries required on site and minimising disruption to neighbouring properties.

In order for the SIPs to be fitted correctly, our team had to work within extremely tight parameters when setting out the site, as the specification for the panels only allows for a 10mm tolerance. Thanks to their efforts, the SIPS@Clays team were able to deliver and install the panels in line with the precise designs within just 6 weeks.

This innovative technique is not only more efficient and cost-effective, it is also a more sustainable building practice, resulting in increased energy efficiency in the finished home – a key consideration for homeowners in light of the rising cost of energy bills and global environmental concerns.

The finished properties are being marketed by Hive Estates, with some sales already agreed. With this project nearing a successful completion, the Tyneside team and our client Modo Bloc are now looking ahead to our next new build development using SIPs panels.
