Picton Manor, Ellison Place
Picton Manor was designed and built entirely by Tyneside Group; it combines a one-of-a-kind location with first class quality and, subsequently, represents the single most exciting residential investment block in Newcastle.
The building is comprised of 11 self-contained residential apartments with a total of 46 bedrooms and 3 individual commercial units; one A3 planning class unit for café use and two A2 planning class office spaces. Tyneside Group occupies the larger office space on a standard commercial lease with the other units being let to third party companies.
Planning permission for the development was received on 9th November 2015 and all attached conditions were subsequently discharged. The Property was then entirely refitted in terms of mechanical and electrical systems; all cables and pipes throughout, including main supplies of gas, water and electricity, were wholly replaced with modern products. New underground drainage was installed, and all windows were replaced with new double-glazed units; timber on the North and East elevations and composite timber/aluminium on the South elevation. A full new roof was also installed with a man-safe system and lightening conductor.
Traditional features such as decorative coving, mouldings and skirting were also entirely replaced and upgraded to enhance the period feel internally, while the incorporation of a cladded extension to the rear has given the Property a contemporary feel when viewed from the South. The new 3rd floor, with full height glazing, provides increased light and a fabulous view across to the iconic Sage Gateshead and further round to the Tyne Bridge.
All asbestos was removed from the Property and a resin injected damp proof course (with guarantee) was installed throughout the lower ground floor.
As part of this work, an area of adopted highway to the front and side of the buildings was stopped up and purchased from Newcastle City Council. This has subsequently been landscaped to form an attractive and valuable addition to the Property, further framing its striking street presence. Nine full size parking spaces have been created; 6 within a gated car park at the rear and 3 visitor spaces on the newly paved area at the front of the building.
Within the residential element, a superior standard of finish has been achieved by using higher quality items than are traditionally found in City Centre accommodation. All kitchens are fully fitted with integrated appliances, including dishwashers and washer dryers. Every living room also features a large wall-mounted smart TV and the building is fully equipped for high-speed broadband.
All bedrooms are furnished with bespoke wardrobes and built-in desk units featuring standard and USB sockets, lots of shelving and storage. Each bedroom includes a wall-mounted TV and an ottoman double bed, lifting up to offer even more storage space.
Throughout, the bathrooms and shower rooms have been fully tiled in modern designer styles.
Many of the flats include private roof terraces off the living area, with fully glazed walls allowing for lots of light and a great city view.
For added security, the flats feature secure intercom entry through the front lobby. The building has brand new double-glazed windows throughout and the exterior of the building is covered by remotely accessible CCTV.
The Property was designed and built by Tyneside Group Limited throughout 2016-17. Picton Manor now sits as the most desirable freehold student and professional accommodation block in Newcastle city centre. With its striking appearance and minimal overheads, it is the pinnacle of Tyneside’s recent achievements within Newcastle. The development is fully managed by Tyneside Lettings Company from its on-site office, located on the lower ground floor.
